What is a Serviced Apartment?
KSpace Serviced Apartments are privately owned luxury city centre apartments that provide a fantastic alternative to hotel accommodation. The apartments are fully furnished and equipped, right down to teaspoons and garlic press. The only thing you need to bring is you and your suitcase. All our apartments offer high speed internet access absolutely FREE. They offer many advantages over a hotel room. Simply, you get something that is around 4 times larger than a hotel room for a fraction of the cost.
Why a Serviced Apartment?
KSpace Serviced Apartments offer flexible, spacious, comfortable and homely accommodation and therefore offer a cutting edge over standard hotel accommodation at an affordable price.
You benefit from having the ability to cook in a fully fitted and equipped kitchen which includes a washing machine, and relax in spacious accommodation which includes a fully fitted bathroom, lounge and bedroom. Large hotel laundry bills are now a thing of the past. However, should you still require a laundry service, we are happy to oblige.

Do you provide Towels?
Yes - we have towels put out in all of our apartments ready for check in.
What toiletries are provided?
All our apartments come with some samples of Shampoo, Shower gel and Soap from the lovely, Yorkshire based, H2K.
Are your apartments Family Friendly?
Yes - Serviced Apartments can provide an excellent option for a family.
From a cost and size perspective, a serviced apartment normally works out much more cost effective and typically provides much more space than a staying in a hotel.
Can Highchairs and Cots be provided?
Yes - Please let us know prior to your arrival and we can make sure they are in the room ready for check in.
Is Parking available?
Parking is available to book at some of our properties, please ask a member of our team if you would like to book parking.
Are your apartments Pet Friendly?
Unfortunately we do not allow pets in our apartments.
Can I receive grocery deliveries or take away deliveries to the apartment?
Yes - You will have to arrange to meet the delivery person to accept your delivery.
Do you cater for Company Lets?
We are a very flexible option for company lets. You can book an apartment nightly, weekly or monthly. Change which employees or customers are staying on a nightly, weekly or monthly basis etc, etc…

How does reduced VAT work?
In the UK, the VAT (Value Added Tax) only applies for the first 28 nights stay. For stays of greater than 28 consecutive nights, VAT reduces significantly. As of April 2012, the full VAT rate is 20% and the reduced VAT rate is 4%
eg. Stays of 60 nights would have 20% VAT applied for 28 nights then 4% VAT applied for the next 42 nights
What are the check-in and check-out times?
Check-in time is after 2:30pm and check-out time is 11:00am prompt. Early and Late checkouts may be available for an additional payment - please contact us to check.
Can I have a late check out?
Late checkout may be available for an addition payment - Please contact us to ask for details.
How often will the apartment be cleaned?
The apartment will be cleaned prior to your arrival and thereafter there will be a full clean and linen change once each week during your stay. If you wish to have more cleans than this then it can be arranged for a small additional fee. If you stay over 7 days, next clean will usually be on the 7th day of your stay unless it falls on a weekend.
Please note that we do expect the apartment to be left in reasonable condition and we will deduct the costs of additional cleaning from your deposit if deemed necessary.
What about smoking?
All apartments are non-smoking, please note that anyone found smoking will be liable for any charges set out in our terms and conditions.
Can we have a party in the apartment?
KSpace operate a strict no party policy and a zero tolerance policy in respect of unreasonable noise levels and unreasonable behaviour. Should our terms and conditions be broken guests will be asked to leave with immediate effect and no refund given.
Can I make specific requests (Eg For Bath/Balcony)?
You can make special requests at time of booking or by contacting our team. Please note that whilst we try our best to fulfil requests they cannot be guaranteed.
What is the cancellation policy?
Stays up to 6 nights cancellation within 7 days will be charged 1 night. Stays for 7 nights+ cancellation within 7 days, first 3 nights will be charged.
Once the booking has commenced the notice period to curtail the stay is 7 days, if less than seven days notice is given then seven nights from the date of notice will be chargeable.
